Southwest Florida metros lead the nation in home-price declines
What’s happening
Nationally, home prices are essentially flat — up just 0.8% year-over-year in May, per ResiClub’s analysis of the Zillow Home Value Index. But the pain is concentrated, and Florida is at the center of it. Of the 77 major metros with falling year-over-year prices, several of the steepest declines are in Southwest Florida:
- Punta Gorda: -7.9% (the largest decline in the country)
- Cape Coral: -6.1%
- North Port: -5.3%
- Naples: -4.4%
ResiClub ties the pullback to inventory: in pockets of Florida, Texas, and Colorado where active listings now exceed pre-pandemic 2019 levels, prices are flat or falling. The broader trend is actually stabilizing — the number of declining markets has edged down from a peak of 110 last summer — but Southwest Florida remains one of the softest corners of the U.S. market.
Why this matters if you’re buying in Florida
For once, the “riskiest market” headlines about Florida are good news if you’re a buyer with patience and cash reserves. Softening prices plus above-normal inventory in Southwest Florida mean genuine negotiating room — the kind that mostly vanished elsewhere.
What to do with this:
- Treat list prices as a starting point in Punta Gorda, Cape Coral, North Port, and Naples. With prices down and inventory elevated, offering under ask and asking for concessions is reasonable, not aggressive.
- Budget honestly for insurance, not just price. These coastal and near-coastal metros carry some of Florida’s highest windstorm and flood premiums. A discount on the purchase price can be erased by an insurance quote you didn’t run first — get quotes before you’re under contract.
- Look past the sticker to total carrying cost. Factor property taxes, HOA or CDD fees, and insurance into your monthly number. A cheaper home with a high assessment isn’t always the better deal.
- Don’t try to catch the exact bottom. ResiClub’s data suggests the broad decline is leveling off, not accelerating. If a home fits your budget and plans, negotiating hard today matters more than guessing where prices land next quarter.
