South Florida realtors report inventory dropping — market shift underway
What’s happening
South Florida real estate agents interviewed by CBS Miami and Florida Trend in early June are reporting a noticeable drop in active listings across Miami-Dade and Broward counties. After spending most of late 2025 and early 2026 in buyer-favorable territory — with 60–90 day average days-on-market and price concessions common — the inventory cushion is thinning in the single-family segment.
Agents attribute the pullback to a combination of factors: sellers who listed speculatively and withdrew when they didn’t get their price, fewer motivated sellers in the market, and an uptick in demand from buyers who moved off the sidelines as rates stabilized.
Why this matters if you’re buying
The window of elevated negotiating power for South Florida buyers may be narrowing, at least in the sub-$800K single-family segment. Condos — especially older buildings with high association fees or pending structural assessments — still carry buyer leverage, but detached homes in desirable neighborhoods are seeing renewed competition.
What to do now:
- Don’t wait for a bigger dip. If you’ve been watching South Florida prices hoping for a further correction, this inventory signal suggests the floor may be in for single-family homes. The buyer-favored conditions of early 2026 may not persist through the fall season.
- Condos still offer value — with caveats. Condo inventory remains elevated because of the 2025–2026 mandatory structural reserve legislation that’s forced some associations to levy large special assessments. Before buying any condo, review the association’s reserve study and ask specifically about pending assessments.
- Act faster on properties you like. In early 2026, buyers had the luxury of taking 2–3 weeks to decide. In a tightening inventory market, that window compresses. Have your pre-approval letter ready to submit same-day.
- Rental parity math still favors buying in many markets. With South Florida rents remaining elevated, the rent-vs-buy calculation has improved for buyers as purchase prices stabilized. Run the numbers in your target ZIP before assuming renting is safer.
