Pulte targets South Florida bargain hunters with new St. Lucie County homes

· Source: The Real Deal

What’s happening

Pulte Group, one of the country’s largest homebuilders, bought a 50-acre parcel in Fort Pierce (St. Lucie County) for $16 million. The site is slated for 239 single-family homes — a clear signal that big national builders are betting on buyer demand in the St. Lucie / Treasure Coast region as South Florida proper gets pushed out of reach for many.

Why this matters if you’re buying

If you’ve been priced out of Palm Beach, Broward, or Miami-Dade, this is the pattern to watch: major builders following affordability inland and north. When a builder like Pulte commits hundreds of homes to a market, it pulls infrastructure, retail, and competing builders with it.

A few things to think through if you’re considering a new-construction home in a growth corridor like St. Lucie:

  • Builder incentives are often where the real deal is. Sticker prices tend to look firm, but builders frequently throw in mortgage rate buy-downs, closing cost credits, or design center allowances — especially on standing inventory.
  • CDD fees can add up. New communities are often inside Community Development Districts, which add an annual assessment to your property tax bill to pay for roads, water, and amenities. Always ask how much.
  • Resale value is a longer story. Buying in the first phase of a master-planned community is different from buying near the final phase. Ask where in the build-out you are.

What to ask the builder

  • What’s the total monthly carrying cost — mortgage + taxes + insurance + HOA + CDD?
  • Is the listed rate a permanent rate or a temporary buy-down?
  • What’s the warranty, and who handles repairs in years 2-10?
