Miami condo demand stays strong as developers pay off $115M in construction loans
What’s happening
Several Miami-area condo developers — including Rosso Development and The Standard Midtown — collectively paid off $115 million in construction loans as their towers approach sellout. The common thread: hospitality-branded buildings (think hotel-flag residences with managed services) and units that allow short-term rentals are still finding buyers, even as broader Florida condo inventory builds up.
Why this matters if you’re buying
The Miami condo market is not one market — it’s at least three:
- Trophy / branded new construction. Still moving. Strong absorption, premium pricing, and long pre-construction timelines (often 3-5 years from contract to closing).
- Existing condos under the new structural safety rules. Many older Florida condo buildings are facing large special assessments after the post-Surfside reforms (mandatory inspections, reserve funding). These can hit unit owners with five- or six-figure bills.
- Short-term-rental-eligible units. A separate buyer pool — investors and second-home owners running the unit as Airbnb-style rentals. Pricing in this segment is driven as much by projected rental income as by traditional comps.
If you’re shopping a Miami condo, knowing which bucket the building falls into is half the battle.
Questions to ask before you sign
- Is there a pending special assessment? Ask for the most recent reserve study, the structural inspection report, and the meeting minutes for the last 12 months.
- What does the building allow for rentals? Some allow no rentals under 30 days, some allow nightly. The rules drive value.
- What’s the developer’s track record on closing on time? A 3-year delay between deposit and closing changes a deal.
