Florida Housing Market at Inflection Point as Summer Approaches
Florida’s housing market is entering a critical period where the next few months could determine the direction for the rest of 2026, according to Florida Realtors Chief Economist Dr. Brad O’Connor.
The Key Metric: Days on Market
One important indicator to watch is how long it takes homes to go under contract. In April 2026, single-family homes sold in Florida spent a median of 44 days from listing to contract—nearly identical to April 2019 and April 2025, but those two years diverged significantly afterward.
“In 2019, time on market settled down into the summer and remained consistent, whereas last year it grew significantly over the remainder of the year,” O’Connor explained during Florida Realtors’ April housing market update. “The question is: which path will 2026 take?”
Why This Matters
The trajectory matters because it affects:
- Inventory levels — Faster sales tighten supply and push prices up
- Pricing strategy — Slower sales may require price adjustments
- Seller expectations — Time on market shapes what sellers can realistically ask
Local market data is especially important heading into summer. Realtors should monitor:
- Days on market by neighborhood
- Price reductions
- Pending sales
- Inventory levels
Positive Signs in April
Closed single-family sales rose 2.5% year-over-year, marking the eighth consecutive month of gains. New pending sales—a forward-looking measure—rose 8% compared to April 2025.
“We can be pretty confident our run of rising closed sales will continue into May and likely June,” O’Connor said. “Only time will tell what happens after that.”
The Broader Picture
Florida’s market hasn’t clearly chosen its 2026 direction yet. For buyers and sellers, the most useful question may not be whether the market is hot or cold statewide, but whether local homes are moving like 2019 (steady, stable) or 2025 (slowing, more buyer-friendly).
This distinction is critical for making informed decisions about whether to buy, sell, or wait.
