Florida homeowners pay the most in HOA fees — and they're still rising
What’s happening
A new analysis confirms what Florida buyers feel at the closing table: Florida HOA fees are the highest in the country, and they’re still climbing. The median fee rose 8% year over year — from $125 per month in 2024 to $135 in 2025 — and Miami leads all major U.S. metros.
The drivers: post-Surfside structural inspection mandates, climbing insurance for common areas, and aging amenities (pools, elevators, generators) that need replacing in older buildings.
Why this matters if you’re buying
The mortgage payment is only one line on the monthly cost. For Florida HOA properties, the HOA fee can be a meaningful second mortgage — and special assessments can spike that monthly into the thousands.
Before you submit an offer in any Florida HOA:
- Get 12 months of meeting minutes. Look for hints of special assessments being discussed.
- Read the most recent reserve study. If reserves are below 70% funded, brace for an assessment.
- Ask about insurance. What does the HOA’s master policy cover? What does the owner’s HO-6 need to cover? Has the master premium changed in the last year?
- Check the rental rules if you ever plan to rent the unit. Many Florida HOAs have tightened rental restrictions.
