The rise of the 'halfbacks': some Florida retirees are moving back north
What’s happening
For decades the retirement pipeline ran one way: grow up in the Northeast, earn your living somewhere like New York, then retire to Florida for the sunshine, the beaches, and no state income tax. A new pattern is now emerging. Facing higher home prices, near-record insurance premiums, rising HOA fees, and property-tax bills that have climbed sharply, thousands of retirees are becoming “halfbacks” — moving halfway back north to states like South Carolina, North Carolina, Georgia, and Tennessee, according to reporting rounded up by Florida Trend.
It fits a broader cooling in Florida’s growth story. The state’s population growth has slowed hard from its pandemic peak, and affordability — long Florida’s biggest selling point — is the reason most often cited. Florida also led the nation in foreclosure rate in May, with 1 in every 2,110 housing units carrying a filing, versus 1 in 3,562 nationwide.
Why this matters if you’re buying in Florida
One person’s exit is another’s opportunity. Softer in-migration and more sellers looking to leave means less competition and more inventory in exactly the segments halfbacks are vacating — established retiree communities, 55+ developments, and condo buildings.
What to do with this:
- Shop where sellers are motivated. Retiree-heavy communities and 55+ developments may have more listings and more flexible sellers than the market average. That’s leverage on price and terms.
- Understand why they’re leaving before you buy in. The costs driving halfbacks out — insurance, HOA dues, special assessments, property taxes — will be your costs too. Ask for the full carrying-cost picture, not just the mortgage.
- Scrutinize HOA and condo finances. In older communities, rising fees and looming special assessments are often the real reason a home is priced to move. Read the reserve study and recent budgets before you fall in love.
- Think about your own resale. If you’re buying in a community seeing net out-migration, weigh how easily you’ll be able to sell later. A great deal today is only great if there’s a buyer for you down the road.
