Coral Springs is one of Florida's most competitive seller's markets
What’s happening
While the broader Florida market is softening, Coral Springs (Broward County, just inland from Fort Lauderdale) is running the other direction. Single-family sales climbed roughly 4% year over year in February 2026, with inventory tight, days-on-market short, and competitive bidding still common.
Why this matters if you’re buying
“Florida market” is not one market. Microclimates inside the state are diverging more sharply than they have in years. Coral Springs, parts of Boca Raton, and certain Tampa Bay suburbs are still solidly seller-favored — while New Construction-heavy markets in Cape Coral and parts of Central Florida are buyer-favored.
If you’re shopping a hot Florida submarket like Coral Springs:
- Pre-approval is table stakes. A pre-qualification letter won’t compete.
- Get an inspection done fast. Sellers in tight markets are pushing for shorter contingency windows.
- Know which contingencies you’ll waive — and which you won’t. Appraisal contingency is the most common one to negotiate; inspection contingency on a Florida home is almost always worth keeping.
- Don’t fall in love with the listing photo. When inventory is tight, you’ll see homes in 24-48 hours or not at all.
